Airports business model decode: A regulated tollbooth with a shopping mall attached

What you'll learn
Separate an airport's regulated aeronautical revenue from its commercial revenue and explain why the margin depends on the second
Read a published airport charge schedule and trace how landing, passenger and aircraft charges become an airline invoice
Calculate revenue and cost per passenger from published accounts and explain what the figure does and does not show
Compare airports by traffic mix, distinguishing international from domestic and transfer from origin-and-destination passengers
Explain what a regulated asset base is, what earns a return inside it, and what is excluded from it
Describe how a price determination sets allowed revenue and converts it into a maximum charge per passenger
Explain how airline agreements negotiated beneath a regulatory cap change what an airline actually pays
Identify the cost lines an airport must fund to meet service, standards and safety obligations

Requirements
None - no prior airport and finance knowledge is required

Description
This course contains the use of artificial intelligence for voice overs.

This course explains an airport as a business rather than a building. It is built for analysts and bankers covering transport or regulated infrastructure, finance professionals modelling a regulated asset base, aviation professionals who know the operation but want the economics, and readers who have only ever seen an airport as a passenger. No prior finance background is assumed.

The course starts from a simple fact: an airport sells to airlines under a regulated cap and to passengers at prices it sets itself. From there it works through the published charge schedules, the cost base that exists whether one million or forty million people pass through, the regulated asset base, the price determination that converts allowed revenue into a maximum charge per passenger, and the airline agreements negotiated beneath that ceiling. It then turns to the commercial half: retail, parking, car rental and property, each read from published revenue and yield figures.

The later sections cover airlines as both customers and competitors, revenue per passenger quoted twice, depreciation over decades, and why airports carry heavy debt. The course closes by comparing several airports inside one group and walking a real annual report line by line, in the order a reader should meet the numbers.

By the end you will be able to take an airport's published accounts, separate the regulated half from the commercial half, calculate yield and margin per passenger, and explain what each figure can and cannot tell you. Every number used comes from a published disclosure, and every lesson shows where it sits in the accounts.

Who this course is for
